If The Listing Agent Serves As A Buyer's Agent Will That Realtor Be ...

Q: My husband and I just put in an offer on a home last night, but were informed that the listing agent will also be presenting an offer to her buyer from a showing where she is also representing the buyer. Is this Realtor more likely to push the offer from HER buyer since she will get full commission on the sale? We offered full asking price, zero settlement help, and 75% LTV. So we have a strong offer, but I am wondering if her offer will look better since SHE gets the commission.

A: If she is an ethical agent then she will not PUSH her buyer over you. If she isn?t then she may do just that. She has done her part by disclosing the dual agency situation. That?s required in many states.

In the future I would recommend never using the listing agent to represent the seller and you as the buyer in the purchase of a home. Find another agent by interviewing several and go with the one who works the hardest (ask for their resume for the last 24 months) and fits your personality the best. Had you done that in this situation you would have someone who is 100% on your side working only as your agent.
